CB Appraisal Company

This was one of the sloppiest appraisals ever performed. He didn't even get the square footage of the house correct.

We had the misfortune to have CBappraisal's Carl Barash as the assigned appraiser for our loan. As an experienced realtor, I can qualifiably say that he did an inept job on the preparation of the appraisal. His chosen comparables showed a lack of knowledge of our area and an obvious disregard for using appropriate comparable actives and sales in our neighborhood. Many of his comparables were well beyond the industry standard of within 6 mos, and his comparison based on square-footage was entirely inaccurate. As a result, he arrived at a valuation that was so far out of the day-to-day reality of sales in our nhbd that we were denied the loan. The cost per sq. ft. he gave our home was laughably low. I say all of this not out of "sour grapes," but with a true knowledge and understanding of comparable & recent sales even on our own street. Just as an example, he gave our home a lower value than a home 1/2 our size on the same street! Additionally, his obvious lack of what buyers are looking for in this modern real est. market was evident, as he did not give our home credit for the many updates/upgrades we'd done in the past years. I hope you are lucky enough to NOT get this company, or Carl Barash, assigned as your appraiser.
