The renovation included 2 phases. Phase 1 work included the complete renovation of the first and second floors of the Annex Building and the replacement of the air handler unit in the basement of the Annex. Phase 2 work included the complete renovation of the basement, first, second and third floors of the Historic Building and the replacement of the air handler unit in the attic. A stair tower for a fire escape was also added. Careful coordination of design with the GSA Historic Preservation Branch was required for the corridors of the Historic Building.

This project was for the complete replacement of the existing fire alarm system with a new addressable multiplex fire alarm system in the Gerald R. Ford Federal Building for the US General Services Administration. The building will be fully occupied for the duration of the project. The building is 7 stories tall with two basement levels and a penthouse. The new system was designed for all the existing systems to remain independent and fully operational until the new system is accepted. Demolition of the existing system will follow along with the patching of walls, floors, and ceilings with matching finishes as well as patching of any abandoned penetrations. Abatement of asbestos fireproofing is included as required to facilitate the installation of the system. The project also includes providing power to the new fire alarm system.

The existing parking lot was shifted away from the Armory to achieve the design guide force protection standards. Asphalt pavement included areas of normal duty and areas of heavy-duty pavement to accommodate the use of heavy equipment transporters. An existing underground diesel fuel tank was removed and a new above ground 10,000-gallon diesel fuel tank was installed. New fencing, gates, and parking barriers were installed. Hydrants were replaced. New exterior lighting included LED lighting on 40-foot tall poles and building-mounted light fixtures. Dark lighting (sensors) was used to save energy and achieve security.

Residential Roof Replacement/Installation
The Lapeer National Guard Armory was constructed in 1974 with the purpose of serving the Army National Guard and their duties. The intent of the project is to facilitate the removal and replacement of boilers and other hydronic components; the upgrade of electrical systems; the addition of a new rooftop air handling unit; the removal and replacement of interior lighting; the removal and replacement of ceilings; the remediation of hazardous materials; and the removal and replacement of the roofing system.

Insulation
The project was driven by the need to replace a failing fire suppression system in the building. Inadequate maintenance and original installation errors had resulted in leaks and burst pipes. The project included replacing all of the fire sprinkler pipes and heads on all floors, installing a new fire pump, compressor, and generator, and installing a new fire alarm system. The new generator required the gas service to be upsized. Insulation was added and lighting replaced in 5,000 SF of the Second-Floor ceiling to comply with code and avoid adding sprinklers above the ceiling. In the main gathering areas where the original plaster ceilings remain, the design incorporated extended coverage sprinkler heads. This allowed for a reduction in the amount of exposed pipe within these historically significant areas. The pipe was arranged to maintain critical views within the space while providing code-compliant coverage.
