PART 1: I lived here for 5 yea...

PART 1: I lived here for 5 years and get more and more upset everyday by this park's managerial behavior. I gave 1 star just for the fact the park is very nicely maintained, pool area is very nice as well. If you have kids, there are play structures throughout and other amenities within the clubhouse for residents to enjoy, It is sad, but true how quick they send out irrelevant write-ups for ANYTHING. My husband and I (in our 30's) take meticulous care of our yard, yet without fail at least once a week we get yet another write up for something silly. A storm can come through at 3am and loosen a piece of skirting and by 7am the manager has already written you up. Leave two small pieces of autumn decor next to you porch for the afternoon to dry out before you store them that evening and get a write up the next day saying "please remove your garbage next to porch". Other residents however, can have items up from Halloween in May. Other residents have skirting missing for months and months! Clearly they know the manager. You begin to live in fear that your home or yard in under constant scrutiny. He drives by many times a day taking pictures, poking around your house and looking under your house's skirting. I understand they need to enforce rules to maintain a nice looking park, but I feel along with many others it has gone WAY too far here. It is frustrating to those of us who do want a nice place to live and do try an keep a nice yard. I spend $$ every years on flowers, annuals and mulch each season- yet I still get written up for a stray weed, or a missed patch of grass when I mowed the lawn. It makes you want to say why bother if it is well kept and pretty, I get a notice, if it is all weedy and overgrown, I get a notice- why bother?

On an even more personal note with the management, I was beyond horrified when I moved (within the park!) and my father-in-law had helped us. He had to park with one side of the tow trailer (2 wheels) on the grass which was frozen solid at the time. Within an hour of parking it there, the manager drove up and told my father in law to move it immediately, when my father in law replied "give me 15 minutes" the manager cussed back at him stating "move that f#$*ing car now" and flipped him the bird. Very unprofessional considering I pay to live there, which helps pay for his livelihood... I was horrified. Why again did I just stay in here and move into another place and sign yet another lease with them??

Although the park is pretty and well kept .. And in a good location close to lots of fun things and good schools I think the office staff is extremely rude . always with an attitude especially Kim . they should be a little bit more professional . also I do not appreciate the fact that the water to the park is always shut off without notice . its a little inconvienet when just about once a month u go to give your child a bath and u can't because they uwt again have the water shut off without letting you know .. Without the rude staff the office girls and the issues .. This is a fine place to live . I've been here for years and its been the same . ready to move and sell !

Best location I have had for a place to live. Pine knob and DTE and the mall are all right down the road. My home is small, but I paid it off in 10 months, that's how cheap the rent was. The staff is bend over backwards nice, making sure you get anything and everything you need. I went in the other day to ask about their rules on pets, and they gave me a list of dog breeds I couldn't have, but weren't mean about it. The girl I talked with said just to bring the dog in with a recent vet check up page so they know he or she is in my place so they have it for records.

The clubhouse is lovely. The gym and the pool tables are definitely a nice perk. And the kitchen area in the clubhouse is nice to be able to use when you have a ton of guests.

Rochester Estates is a well kept, friendly mobile home community. My wife and I toured the complex with Kelly. She was very helpful, showing us two available homes. We signed a lease and will be moving in come October. We are very excited for the location and the neighborhood.

The staff were accomodating when we went in with no idea as to what we were looking for. Pam showed us a variety of homes up for lease. We like that we can have pets. The clubhouse is good too.

I love love LOVE the location of Rochester Estates. I like that it's close to John R and I can get anywhere, but I also like that it's not too close to the hustle and bustle. Also, I like Bloomer Park being so close. It's good to get outdoors and not be completely stuck inside.

The pool table room in the clubhouse is really cool. It's also nice to have a fitness room and pool. When I signed, they had a good deal for resident referrals and money off of your rent.

I quite like the full bath. It is so much better than just having a shower like in my last mobile home. I also have skylights which help for ventilation and keep energy costs down for the most part. I like going to the clubhouse to work out and to hang around in the main room. The floor to ceiling windows in there just let in so much light that it's hard to think the place is dull. There's a game room too. I also really appreciate all of the medians having foliage. The trees give nice shade in the summer and it's nice to see grass in a mobile home community. Everywhere else I've seen just has some dead weeds in the cracks of the cement that covers any ground area.

Overall

I like being able to let my kids play on the playgrounds without worrying they're going to run into shady characters. All of the neighbors I have met are very nice and friendly, and look out for each other. Management is ever present, making sure peoples' yards are up to regulation (everyone gets at least one violation when they first move in). Couldn't really ask for more :)

Overall

I have stayed here at R.E. for almost two years now, and have never had any write ups or violations. I've lived in a few different parks before, and this one is by far the nicest. The pool is great, and the park is well maintained. It's a good place for families too. Lots of kids to hang out with. They made it really easy to move in and the neighborhood is quiet for the most part. The people in the office are friendly, and it's nice to have a clubhouse to escape to (FREE WIFI!!!) All in all, a nice place.

Overall

There is a reason this place looks better than most trailer parks, and personally I like the fact that management hands out so many violations. I have lived here for years and have never gotten a violation of any kind, and that is because I am not delusional and I actually DO maintain my yard and my kids don't run crazy in the streets. I have seen the yards of the people who complain about violations and let me tell you in most cases, they deserve them. Anyway, I don't plan on living here forever, but as far as trailer parks go you really can't get any better. The grounds are nice, the pool is great and the clubhouse is very nice. I would recommend to anyone.

I lived here for over 9 yea...

I lived here for over 9 years. The management is difficult at best to deal with. People laugh at the violations, because it is virtually impossible for the management, as well as the owners, to enforce them. The reality is , thhe owners make no money when a house is sitting empty on a lot. As a result, they let everyone who can make their lot rent payments live there. I moved about a year ago, I now own my own house, please hear this, my mortage(principal and interest), taxes, and homeowners insurance are about 50$ less than my lot rent. By the way, don't forget along with lot rent one must also pay for water,sewage, and garbage removal thus making my total monthly lot rent to be about 513$. Add to this any payment due on a constantly depreciating home,(just like a car), and one can easily be paying in excess of 800$ / month. Thus, I am saving over 350$ a month living in a real home, with a real mortgage, and not under the scrutiny of some over -bearing tyrant manager. In my opinion, with real estate prices so low, it makes less sense than ever to own one of these manufactured houses. Of course, those with bad credit, they are always welcome here!!!!!

I hear you...

I don't have as much of a problem with the people in the office as I do with the poor quality of the homes that are sold. If a house sits over the winter, there is a strong possibility, it is crappy, and the violations are really ridiculous! The price for the area is the only plus! A lot of the hassel is discouraging.

Horrible Management

The place is really nice but the people who run it are absolutely horrible. We get violations on a weekly basis for everything from cut the grass(less than 4 days after it was cut) to replace your skirting. Our home was only $8,000 to begin with and it came with this skirting that is now so unacceptable. New skirting costs upwards of $2,000 or $3,000, so no, I am not paying that much because there are some small holes in it from bad lawn trimming. Notices saying that our 9 and 7 year old children must remain in our yard?? We live on a court in which all but maybe 2 homes have small children and apparently if our kids leave the immediate vicinity of our yard to god forbid ride the bike up and down the court we are in violation? Highest rent around and the most harassment I have ever seen. Find somewhere else to live if at all possible. Seriously the manager will stalk around your home, even looking in windows, to try and find a way to write a violation.
