Real Estate Litigation
Since joining Litten & Sipe, Ms. Hannah has enjoyed working with many clients to develop both simple and complex solutions for their estate planning needs, including the use of wills, trusts, transfer certificates, transfer-on-death deeds, advance medical directives, and powers of attorney. After ensuring Ms. Hannah understands her clients’ estate planning goals, she uses her experience with corporate law, real estate law, non-probate transfers, and traditional estate planning tools to develop a comprehensive plan to meet those goals.
Premises Liability
Our litigators have obtained seven-figure jury verdicts in premises liability cases on both sides of the Commonwealth, including a verdict of $3.1 million in Rockingham County and a verdict of $5.35 million in Norfolk. We have also netted six-figure recoveries in dog bite cases.
Construction Litigation
We have over 100 years of experience handling real estate transfers ranging from simple residential home purchases to complex real estate development projects and Section 1031 exchanges. Our real estate team has been integral in many of the largest real estate development projects in Harrisonburg and Rockingham County over the last several decades. We have substantial experience drafting real estate sale contracts, leases, option agreements, and construction contracts. We routinely assist clients with commercial land use issues such as subdivisions, stormwater agreements, restrictive covenants, and the creation of property owners’ associations. Our extensive experience representing local governments affords us an “inside-out” perspective on issues such as special use permits, variances, and rezonings, and we often represent private clients on those matters when there is no conflict.
Real Estate Transactions
Ms. Hannah has also helped her clients navigate through the entire process of both residential and commercial real estate transactions. From the commencement of a transaction to the conclusion, Ms. Hannah has provided assistance to her clients by reviewing plats, reviewing title reports, examining title issues, developing and implementing plans to resolve title issues, communicating with banks and title companies, and drafting documents necessary to complete a transaction. These documents include contracts, deeds, easements, certificates of satisfaction, deeds of trust, modification agreements, and promissory notes. Furthermore, Ms. Hannah has helped many clients subdivide their property through the use of family divisions, non-family divisions and grantor-to-self divisions.
Easement
Land Use and Zoning
In addition to his governmental practice, Jordan represents the Town of Dayton, and Industrial Development Authority, as well as private clients on real estate and land use matters, both in and out of the courtroom. He has represented clients with success in administrative proceedings before Board of Zoning Appeals, and has frequently helped resolve disputes between neighbors or co-owners of real estate. When court intervention is necessary, Jordan has litigated the partition of real estate and served as a Special Commissioner to sell both residential and commercial properties.
