Horrible experience. If I could give a negative 5 stars I would... PLEASE!!! don't waste your time. After being approved and setting appointment to sign a lease. Getting cashier's check for deposit and rent. Change of address, moving company, packed up, change of schools, the works. The night prior to signing lease the following morning. Derek sent a email saying unfortunately we rented the place to someone else today.🤔 No sorry for the inconvenience, nothing!!!

Mr. Dawson has helped us for years. We originally started with him about 8-10 years ago(give or take a year). We searched him out when he went out on his own, due to his commitment to the job and complete understanding of tennants/ landlords and what needed to be done to make things work smoother for everyone involved. He negotiated several tenants for us thru the years. Things are much smoother with Dawson properties...I can finally sleep at night! No more worries. Thank you!

I would really be cautious when dealing with this company as a tenant. Anything to do with maintenance was a real mission in order to get fixed. They install these AC units in the summer which the maintenance guy cracked my window while doing so. I made the request to fix it on 03/29/2016 with plenty of reminders. Today is 05/09/2017 and I moving out before they even fix it. My biggest issue was them the communication. I feel like they're too hard to get in contact with and took way too long to address any question or request. Towards the end of these 15 months I was planning to go month to month but unfortunately, there was a shooting in the neighborhood. A few rounds went through my unit right over my bed while I was sleeping. The police and the owner didn't arrive until the next morning. Now I don't feel safe anymore and have to find a new place a move-out. I texted Derek about moving out on the 25 of April. He told me he understood but now into May his attitude towards my situation is completely different. I submit my application for an apartment which took way longer to get approved since they needed him to verify that I didn't have a remaining balance. After some pestering, I was able to get him to send it them and I got approved. I'm able to move in on the 18th but they're really giving me a hard time about the 30-day notice to vacate and that my safety shouldn't be a concern since one of the tenants were evicted that was supposedly involved in the shooting. I was in shock in how much of a hard time they were giving me. He initially told me that he would try to work with me and see if the owner is willing to be flexible. After a few emails with no response, I try calling him. After a few attempts, I was able to get him on the phone which just made things worse. He started talking over me and was condescending. At one point he even asked if I spoke English... I can keep talking about this forever but to whoever reads this, know that this guy was not pleased.

I contacted Mr Dawson to find a tenant for my property. He got me the price I was asking for, and in less than 30 days. I have dealt with other property managers in the past that have not even compared. He is 100% organized, professional, and knows his stuff!

I'm currently leasing a property of Mr. Dawson's. My experience thus far has been great as the price point and service I have received are fabulous. I would highly recommend using Derek Dawson Property Management!

I highly recommend Derek Dawson Property Management. Derek is managing two of my properties in Charlotte, NC. I was having trouble procuring tenants until I meet Derek in one of my continuing education classes. He stated he could have my properties rented in no time, so I though I would give him a probational trial. What do you know? He had them rented within 30 days for more rental income than I expected. This was a godsend. His tenant screening was also "AWESOME" since I have not had any issues with the tenants that he has procured. I also receive rent in a timely fashion! He has also taken care of 3 maintenance issues with great success. His personal relationships with local contractors gave me the best bang for my buck. Best of all, he is cheaper than most of the other local property management firms. Derek is very easy to communicate with and returns calls in a timely fashion. Like I said, "I highly recommend Derek Dawson as a Property Manager within the Charlotte, NC region."
